Why Forest Ridge Still Feels Like Home

As your neighborhood realtor, my goal is to contribute real value to the Forest Ridge community.  That means helping neighbors understand what is happening in the market and what it may mean for their next move.

Right now, Forest Ridge is showing steady activity.  The median sold price is $468,000, while the median list price is $495,000.  That tells us buyers are still paying attention to value, but they are also being selective.  We also saw 39 homes sold, 20 pending listings, and 35 active listings, which points to a market that is moving with purpose.

Inventory is another important piece of the picture.  Forest Ridge currently has 5.4 months of supply, which suggests buyers have options, while sellers still have an opportunity to stand out with the right pricing and presentation.  Homes are taking a little time to sell, with a median of 54 days on market, so strategy still matters.
For sellers, this is a reminder that thoughtful pricing and strong presentation can make a real difference.  For buyers, it means there is still room to compare homes carefully, while also staying ready when the right home comes along.  We are also seeing a 57% pending to active ratio and an average sale to final list price of 97.6%, both signs that demand is still healthy.

At the end of the day, the numbers tell a simple story.  Forest Ridge remains a desirable neighborhood with solid activity and steady demand.  My job is to help neighbors use that information well, whether they are thinking about selling, buying, or simply staying informed about the place we all call home.
