Confessions of a Real Estate Agent: What Actually Happens Between Showings
Most people think real estate agents spend their day opening doors, pointing at kitchens, and saying things like “great natural light.”
And yes, that happens.
But what people don’t see is everything in between.
The waiting. The driving. The group chats. The emotional support texting. And the constant mental math of “If I leave now, can I still make it to the next showing before traffic turns my soul into a puddle?”
The Schedule Is More of a Suggestion
On paper, the day looks organized.
10:00 showing
11:00 showing
12:00 showing
Lunch somewhere hopeful
In reality, it looks like:
10:00 showing that starts at 10:07 because someone is still “five minutes away”
11:00 showing that turns into a 40 minute property tour and a discussion about drywall texture
12:00 showing that gets rescheduled while you are already parked outside
Lunch becomes a concept rather than an event.
Usually eaten in the car. Usually cold. Always while answering emails.
The Car Becomes a Mobile Office
Every agent’s car has a personality.
Mine is part office, part snack cabinet, part panic room.
You will find:
- Printed contracts
- Chargers for devices I no longer own
- One pen that works like it is choosing whether or not to cooperate
- A coffee that started warm and ended emotionally distant
It is not glamorous, but it works.
Showing Houses Comes with Unexpected Commentary
Clients see a home and naturally start talking.
But sometimes the comments are… unexpected.
“This room feels… angry.”
“I don’t trust this hallway.”
“This closet has bad energy.”
There is no training for this.
You just nod and mentally translate “bad energy” into “we don’t like the lighting.”
The Invisible Skill: Smiling While Calculating
Real estate agents are constantly doing math in their heads.
Offer price
Closing costs
Commissions
Repair credits
Timing
Whether anyone remembered to bring snacks
All while smiling and saying things like, “Take your time, no pressure.”
It is a performance sport.
The Emotional Whiplash Is Real
One minute a buyer is saying, “This is it. This is the one.”
The next minute they are saying, “Let’s keep looking, just to be safe.”
Which usually translates to: “We will never emotionally recover from that kitchen island.”
The Text Messages Never Stop
Real estate has its own language.
“Quick question…” (never quick)
“Just curious…” (important decision)
“Are we crazy or…” (yes, but so is the market)
And of course:
“Can we see it again at 8:30 tonight?” (absolutely not, but also yes)
Why We Keep Doing It Anyway
Despite the chaos, the driving, the scheduling puzzles, and the emotional rollercoasters, there is a moment that makes it all worth it.
When someone walks into the right home, pauses, and gets quiet in a way that says, “Oh… this is it.”
No spreadsheets. No stress. Just certainty.
That moment never gets old.

Real estate is not just contracts and closings.
It is conversations in parking lots, snacks eaten at stoplights, and learning to read between every “we’ll think about it.”
And somehow, through all of that, people find homes they love.
